Why a commercial roof can leak at an equipment curb
A rooftop unit interrupts the roof surface. The curb, membrane flashing and equipment connection need to work together, and a leak near the unit does not identify the failed part by itself.

The curb is a transition in the roof
A curb raises equipment above the roof field and provides a place to terminate or connect roofing details. The membrane around it changes direction and meets corners, terminations and the equipment above. Each connection needs the detail suited to the actual system.
Movement, damaged flashing or a failed connection can admit rain. Water can also come from equipment or another source, so the diagnosis should separate the roofing joint from condensation, drains and mechanical problems.
A membrane patch needs compatible material
TPO, EPDM and modified bitumen use different repair methods and joining materials. Identifying the existing roof is part of selecting the repair. A universal sealant applied to an unknown surface does not establish a compatible system.
The surrounding membrane and support must provide a sound connection. Wet insulation or deteriorated material below the visible leak can extend the work beyond a corner patch.

Drainage and equipment access belong in the plan
If water remains against a curb, the roof's slope and drainage route need consideration alongside the flashing. A coating will not create the missing drainage. A permanent repair can require more than renewing the top surface.
The building plan matters too. Equipment service routes, tenant areas and staging affect access. Coordination with mechanical work helps keep one trade's repair from disrupting another part of the assembly.
Repair the failure, then judge the larger roof
A defined curb defect can be repairable on a serviceable roof. Broad moisture, widespread seam failures or weak support can point toward a larger project. The decision should come from those conditions rather than from the presence of rooftop equipment alone.
Tell us where the building is, where water appears and how the property is used. The roofing conversation can then address the system and the operating needs together.
